Service Summary


The first step in the process after you have selected a stock plan is to fill out the project data worksheet. Call your local building department to obtain the design criteria for your site. See the worksheet for detailed instructions for filling in the data.


The building department will also tell you what their requirements are for engineering. For example, they may require lateral load analysis with shear wall plans and details for all of their projects, but will accept vertical load analysis from the designer. Most stock plans have the beam calculations for up to 30 PSF snow load. When the snow loads exceeds 30 PSF vertical load, analysis by an engineer is usually required.



Stock Plans


The stock plans we offer in our portfolio are from trusted national design firms. These plans constitute a selection of innovative, modern designs that are trusted by builders and consumers.


Each plan in the portfolio is available for site specific engineering. We use the design criteria for your site in our calculation process and revise the stock plan accordingly. Then we sign and stamp the plan sets required by your building department.


Please note that we do not provide modification services for architectural plans. If you wish to change the plans architecturally before we engineer them for your site please contact the design firm of origin. They will gladly service this need for you directly. Upon completion of those changes they will forward the finished plans in CAD format to us for engineering. All fees relating to modifications are paid to the design firm providing the modifications.



Custom Design


If you have residential plans from another designer we can provide the same site-specific engineering services for you to submit to your building department as we do for our portfolio of stock plans.


Fill out the project data worksheet and send it with a copy of the final plans provided by your designer. You can send it via UPS/Mail/Email (Email worksheet and plan sets in PDF format). Upon receipt we will review the plans and worksheet and contact you to provide a quote and time frame for providing the necessary engineering services. All outside plans must be done in CAD format and made available to us for engineering.

Lateral Load Analysis with Shear Wall Plans and Details


We do site specific lateral load calculations based on the following design criteria:

  • Wind Speed (3 second gust)
  • Site Exposure (B, C, or D)
  • Seismic Zone (Based on zip code of site address)

Our analysis is based on the latest edition of the IBC, which is the code book used in all states. Each shear wall is checked for both wind load and seismic load. The worst case scenario is used for specifying the shear wall type and the required tie downs.


New “L” sheets are prepared separately from the floor plans for ease of use. Each wall line is fully detailed to show how the shear loads are transferred and the tie downs installed.



Vertical Analysis


Vertical load analysis includes roof, floor and deck joists, beams, girders, posts and connections. Each framing system is checked based on the following design criteria:

  • Roof Snow/Live load
  • Roof Dead Load
  • Floor Live Load
  • Floor Dead Load
  • Deck Snow/Live Load
  • Deck Dead Load

Snow loads are analyzed for unbalanced, drifting, and sliding snow from roofs above etc. in accordance with local code requirements.

Upon completion of the analysis we use the designers CAD file to edit the framing plans accordingly.
Specific details will also be added to the plans if required.



Foundation Plan Design


Upon completion of the vertical load analysis we check the foundation plan as provided by the plan designer. The size of footings and stem walls are reviewed as well as the size and placement of reinforcement bars.The plans are edited and new details added as required per the site specific load analysis.


If your site has a geotechnical report specifying foundation systems to be used your plans will be modified accordingly. There is an additional fee for this service and it is quoted upon receipt of the geotechnical report.



Retaining Wall Design and Details


On those hillside sites where a daylight or walkout basement is required retaining wall engineering, design and details are generally requested by the building department.

Retaining walls are designed in accordance with the site geotechnical report. If your project site does not have a geotechnical report we provide a default design that is based on general criteria to be approved by the building department.


If the stock plan has retaining walls as part of the design there is no extra fee. If, however, your plan has been modified based on site scope requirements or if it is a custom plan then a fee of $100 per retaining wall type is assessed at order intake.



Connectors


The use of the framing connectors such as joist hangers, beam to post connectors, and post to footing connectors are specified based on the vertical load analysis.

All custom connectors required for special configurations of roof, floor and deck beams are designed and drafted for an additional fee.  The shop drawings provided in this service are used by your local fabricator to assemble the connector.


The fee for this work is quoted specifically for each custom connector required.
